Snowflake Council Approves Final Plats For Two ProjectsMarch 5th, 2010
By Naomi Hatch The Snowflake Town Council held a special session March 2 and gave final plat approval for two projects. Gordon Farr Jr. requested approval for Highland Square development, located at 932 S. Main St. Farr is constructing a commercial structure, which he intends to subdivide and sell, but will retain individual right of ownership of the property. Farr submitted documents outlining the property use, parking, grading and drainage. Planning and Zoning Administrator Dale Call stated that the town staff had reviewed the documents and found them to be substantially complete, and recommended the plat be approved. The Snowflake Planning and Zoning Commission heard the request in a meeting held prior to the council meeting, and voted unanimously to recommend final plat approval. “It is exciting to see new things going in,” said Mayor Kelly Willis. “In this economy we see a roof going up and we get excited.” A motion to approve the final plat as submitted for Highland Square passed unanimously. Doug and Greg Brimhall were present to request final plat approval for Country Manor Unit II. Call explained that due to the changes in drainage and hydrology in the area, there were adjustments to some property boundaries and that affected the existing subdivision of Country Manor. The developers said that they felt that the most effective way to rectify the issues was to create Country Manor Unit II, a subdivision which consists of two building lots. Call said that all improvements are in and completed, there were no Arizona Department of Environmental Quality reports required, and no changes to the covenants, restrictions and conditions were required. He noted that this was an administrative procedure to allow the developer of Painted Sky to provide the most effective drainage possibilities to the subdivision, Country Club Drive and other affected properties. Councilman Tom Poscharsky, who previously served on the planning and zoning commission, stated that this went through the commission twice and the Heritage Committee, and was approved each time. He then moved to approve the final plat submittal for Country Manor Unit II, which passed unanimously. The next council meeting will be held at 7 p.m. on Tuesday, March 16, as the regular March 9 meeting was cancelled due to the election scheduled that day.
